The Port of Nice hosts some of the world’s finest luxury yachts. A lively residential district, popular with expats, it has a very local feel.

Though our rivals promote it as having “strong capital appreciation potential”, the whole “up and coming area” phrase is one we have heard estate agencies using forever about this district. We do not believe this will happen for one simple reason: it is a long walk into town. Holiday makers do not want a 20 minute walk to the beach. It is popular with expats because property here is cheap for a family sized home. However the roads and noisy and congested, and the buildings get grubbier the further north you go.

There are three desirable areas we do recommend:

The facade looking onto the Port itself is very in demand, and is even more expensive than the Promenade with prices reaching up to €12,000/sqm. An apartment should have a clear unobstructed view of the port if possible. This property will rent very well, though the challenge is to find the right priced property to give an acceptable yield. It is also perfect for boat enthusiasts, with many of the world’s most famous super-yachts often moored there.

The Antiques Quarter lies between the Port and the Old Town. A short-ish walk around the cap to the Promenade, the buildings share a similar charm to the Old Town properties that make them desirable. It is also a short walk to the now popular Place Garibaldi.

The square of Place Garibaldi has been beautifully redone, and the buildings impeccably restored. Anything around this now popular square has become desirable.

Where do we not recommend? Rue Barla is an especially noisy road. We can certainly show the best possible selection of properties in and around the port if requested, but it would not be our top recommendation for those new to Nice.
